Just passed ROFR! this is very exciting!! Now I have a couple of questions related to closing - (1) The closing statement has a 7/25 closing date on it. Does it make sense to be that far? I was expecting the closing can be processed sooner.. (2) the title company asked for my social security number as part of the buyer information. Is it legit? (first time buyer feeling nervous :banana:)

From my experience SSN is needed only if financing for the mortgage insurance reporting. It might also be required by Disney for first time buyers... Not sure on that one because my first contract was direct and financed, so they got mine at the beginning.

Congrats and welcome home neighbor! PVB is our original home resort as well.

Is the seller outside the US? If so, you need to provide your SSN for the US withholding tax forms.

If the seller is international without a social, then you have to supply yours. The title company will withhold taxes from the seller and submit to the IRS, your social is attached to that payment for tracking purposes but doesn't affect your taxes and there is nothing for you to do. (not tax advice, just what I learned on my international seller)

Closing shouldn't take that long, but they leave plenty of extra time especially with international sellers. The international seller normally has to do actual paper, not docusign, and it typically needs to be notarized by seller.

I just checked this. I plugged in the dates of 7 Sept 2024 to 14 Sept 2024 for a 1 bd, SV at Kidani. It should be 197 points but it shows as 224 point for the 7 nights.

Looks amazing!! I noticed it is pulling the discount $/pt over to the DVC vs rack rates page versus the absolute $/pt. I love all the work you’ve done on this, it’s epic!

Thanks for saying something! You're right it was pulling in the check-out day for the DVC points. All other values appear to be calculating correctly. I made the fix, please give it another shot.
 
On finding good deals, I watched ********** for a long time and low bid a lot until I got my 83/pp AUL loaded contract.
Good job on finding an Aulani for that price. I have made 13 offers and been rejected 13 times, some countered,some did not for Aulani in the 80's per point. I even spoke to our guide at Disney and with the current promotions at Aulani, you can buy 150 point contract for about $157 per point including closing costs with Magical Beginnings of $22/point. Personally if I can not pick up a resale for a substantial savings, then a direct contract will be the answer.

I found mine on https://vacatia.com/ (hopefully this isn’t blocked), and they seem to consistently have low Aulani. Fidelity also has lower prices!

Congratulations! The other board members know much more than I do but I will add one thing. I am in closing with an international seller. Title company asked for my SSN to report and pay FIRPTA taxes to the IRS. I did ask the title company to confirm that I will receive copies of what they submit to the IRS so I have them for my files.

If you are buying from an international seller they need your SS #. I am not sure exactly why.
