Congrats!
Was the two contracts being identicaly just coincidence / becuase they were small, or did you buy two from the same person? Would there have been an advantage to this?

This is exactly the contract I will be looking for.

I will take another August trip next year using 2024 points with borrowed 2025 points and then decide where to buy our next contract.

If I can find this contract it would be difficult to pass.
 
I just got confirmation from my broker that Disney "lost:your file". My broker even stated they have e-mail confirmation that Disney originally received it on 7/13. It's been resubmitted today and they say it should take 7-10 days. Based on my contract, closing is suppose to be by 9/15/23. If we don't close on time, I'm well within my rights to pull out at that time and get my deposit back? I would be very happy with the points and I don't blame the broker, but I see all these other new & shiny contracts I could be bidding on instead as well. What would you all do?
I would absolutely back out and buy direct! Actually I’d see what I could do right now to try to back out but likely can’t. If I were you, I’d be hoping the closing date passes and I could back out. Direct pricing is insane right now. I’m a huge fan of buying resale, never thought buying direct would be a better bargain, but it definitely is

We passed! Excited for our first contract. Not expecting to close until mid December; this was part of the original agreement with buyer before we went through ROFR.

The seller banked the 2022 and I have until July 31, 2024 to use them
You should update your string to reflect that the '22 points are banked into '23 UY, otherwise it will give a skewed picture of the deal your got.

Did you get the seller to bank the '23 points?

The '23 points banking deadline is end of Sept and with closing and Disney setting up your membership I don't think you will make it before the deadline.

Buyer might not be able to back out. If the title company sends you the closing documents before the deadline then you need to follow through. That's assuming that the seller already returned their paperwork.

But you would be correct if ROFR is not complete by the end of the deadline or so close to it that the title company can't make it.
