Best Grand Villas and restrictions on # of people

Hi all
Just in the process of purchasing resale waiting on ROFR from Disney but looking forward to planning a family vacation! Right now there would be 8 adults, and 5 children (6,4,2,2, and new baby). Wondering what would be our best option....are there any grand villas that offer sofa sleeping area that isn't in the main living area. Also are they strict about # of people per room if there are that many young children? Thanks in advance for the suggestions.
 
Grand Villas accommodate up to 13 guests regardless of age. A Studio will accommodate 4 guests plus one child under 3 years old. The Grand Villa Units at "Villas at the Grand Californian in Disneyland" have a fold out sleeper upstairs in the loft area near the pool table. All other Grand Villa Units have the fold out sofa in the living room.

No, occupancy in a Grand Villa is 12 plus one under the age of three. They might have an additional sleeping space, but occupancy is still only 12. You can see that on the DVC Member site.

Either way, MIRNMART is in the clear. They have 13 guests total and 3 of them are under 3 years old.

Correct.

While there may be three children under age 3, they still still meet the limit of 12 and one under three. Even 1 adult and 12 children would meet the limitation as long as at least one child was under age 3.

Jambo house at AKV will fit you all, not that others won't but those Grande Villas at Jambo are the best!! All rooms in the Villa on one level and they have a sofa sleeper and a chair that makes into a bed.

You could always let one of the young kids sleep on the pool table? :rotfl2:Oh wait the adults will be using the table until the wee hours. :lmao:

OP - you say your group will include 8 adults... The only GV where more than two adults would either need to (a) share a bedroom or (b) sleep in the living area will be the GV at the new Grand Floridian villas, which has three proper bedrooms plus one "media room" without its own bathroom or closet. In all of the other results that have grand villas, there are three bedrooms and no media room. As has been stated, the GVs at some resorts (BLT, AKV-Kidani and VGC come to mind) have an updstairs loft area between the 2nd and 3rd bedrooms that has a full-sized pull out couch. The loft area is not exactly private, but at least the living room remains free.
