NEW VGF Building

They are probably having to stockpile all the hard and soft goods right now before even starting the conversion because the supply chains are so whacky right now.
 
Looking forward to getting back to VGF, have not been in 2 years, used our points to stay at Riviera. We also own at CCV so if I decide to add more points at VGF it will most likely depend on the points chart. If the new building is more points I doubt I will add any more. We usually alternate between Studios and 1br, but if it looks like the 1br will be harder to get no more points for me. Probably just studios and do longer stays at CCV in a 1br. I like VGF a little better than CCV but I love them both and hope they don't mess up with VGF2. I think they are going to do a really good job and hope they do us current owners right.
 
Points will not be $275 at VGF at first. If they are I will Venmo Rosegold $275 to buy a point lol.
The points per night is hard to guess really. You could make an argument that if they are higher it could materially hurt original owners and set up some sort of liability for DVC they they may want to avoid. That’s just a guess though.
 
Disney may have given us the best hint on pricing with board walk Specials going on Right now

$210 a point with incentives starting at $10 going up to $41

thats at a sold out resort.

id Wager similar incentives for gfv and a starting price point of $210 or less.

Otherwise how does dvc sell gfv when they have existing direct sale price points that will 100% cannibalize gfv sales. anyone hoping dvc wasn’t going to dilute prior gfv sales will be disappointed, but no way prices are more than $210 now.
 
I am just totally not interested in the new VGF2 rooms. I don’t need a fireworks view. I want a mini kitchen. I love that DVC has its own building. I want to be able to alternate studio and 1 bed. stays. I hope the new points chart is cheaper for VGF2.

As far as pricing goes, if there are view categories, you can bet the overall price will be more in line with the $255/pt.
 
How does $255 compute with direct sales on boardwalk going on right now?
thats $210 a point with incentives starting at $10 up to $41
 
We don’t know the points chart yet. If they are inflated, due to view categories, the starting price could be around 220/ pt. but now one has to spend more points for that view.

Not sure you can really compare BWV with VGF…especially with BW having the 2042 expiration…

I am not sure, but I posted earlier that when it was $255…before being pulled..the new buyer minimum was 125.

Shortly after the announcement, it went to 150. IMO, it allows them to sell it for less because they actually will make more now because of that raised minimum.
 
Doesn’t the fixed week have to be deeded to a specific unit? If so, then I don’t see how they can sell for the current building using the new points.

I took Hope's comment to mean only selling fixed weeks for the new units once they go on sale and not to allow additional fixed weeks for any of the existing studio-GV's. DVC would own points there that they could potentially do that if they decided to.
 
Fixed Weeks are for a specific unit type, and only 35% if any specific unit type for any specific day may be held as fixed weeks.

If the new rooms are a separate booking category, then they would count as a specific unit type, as they are different types of studios.

For example, my CCV FWs are in a regular (tub) studio. I may regret that as we get older and might need walk in showers (and admittedly I prefer walk in showers), but we really wanted a chance of actually getting the alternate studio layouts and for that we needed the regular studios. On the plus side, the tub studios are less popular for buying FWs so there was plenty of availability when we purchased ours last year.

Thing is by what we have heard you can still buy FW at any resort (that offered it to start with). Disney has points at the old resort so in theory they could offer it/sell it.

Yes, as long as the FW you want is still available (ie under 35%). I know when we were looking at FWs, we did inquire about availability at VGF, PVB, RIV and CCV just to see what was available, and weeks 47 through 52 had been at the time.

Also when purchasing direct - note that the cost for the FW is set at the cost + 10% of that week when the resort first went on sale, regardless of what it NOW costs to book that resort for the week. In some cases - such as my FW #47 at CCV that cost me 118 to buy but is now 126 points to book in 2022 - purchasing the FW is cheaper.

Which is a good call out because there is a big chance that getting a FW at GF for the fall in a studio might be a hot item since its going to be cheaper than any room you can book likely.

I am just guessing but seems to be the case some places.

I am so tempted to purchase a FW at VGF when they start selling to reduce the hassle of fall frenzy, however, I can't make the math work for me. It would mean selling my 100pt VGF contract I purchased for $158 as an international seller to then buy the same thing for more money. It's just going to be easier for me to add on 50 points direct. I would think the expansion of the resort would reduce the frenzy for booking studios as a result anyway making the FW less of an asset than it has been in the past.
