my goodness these prices! I've seriously considered putting an offer for BCV but today, I was able to easily secure a 8-night stay at BCV at the 7 month window so I'm not sure if I really need to own there. Given, my stay is in late August so probably not as hard as during F&W but I can't help but to want to buy something in this current market!
What room type were you able to book? We have only stayed in studios so far and I always check BCV when looking to switch at 7 months cause I'd love to check it out once but there's never availability for more than a day or 2 (not big fans of split stays).

We got the 1BR, the "Beverly" of DVC rooms and probably the least desired at BCV and BWV. Studios at BCV are probably the hardest to get in all of DVC, behind VGC, especially because they sleep 5 while the 1BRs only sleep 4. But I'm guessing that will change with the current refurb? Doesn't bother us either way since I have a family of 4 and we love the 1BRs no matter where we go.

I started making offers about two weeks ago and couldn't stop until I finally got one accepted. DVC was occupying most of my mind space.
I absolutely now know the feeling! It’s apparently now a must that we need more points, this escalates very quick doesn’t it 😅

I can't take credit for the term. Heard it in another community podcast. But yeah, the 1BRs at all the 2042 resorts are pretty easy to get at 7 months in my experience. Most people hate all the doors leading to the bathroom area. I can understand it, though, I thought it might be a challenge considering BCV's new refurbishment. I guess people really hate those 1BRs that much. I'm just happy to be at BCV in the summer with Stormalong Bay and walking distance to Epcot/HS and skyliner.
 
Most of the BLT listings are still in the 160 to 180 range. I wonder if the brokers reach out to their clients and see if the want to reconsider the listing price
 
I don’t have the answer to that - it’s up to Disney to determine what crosses the line to “commercial” use.
A number of timeshare systems have cracked down on owners renting, but I have yet to hear even one instance of a DVC owner getting in trouble for renting. I think Disney's business model would rather have someone staying in those rooms (and buying park tickets). I also wouldn't be surprised if Disney has data that folks that rent DVC rooms spend more on property than owners do when they use the rooms, similar to Bob Cheapskate's AP vs Regular customers moaning.

perhaps if listings have been sitting there for awhile. I'm not sure how much sway brokers have in influencing the listed price. I for one would probably not be selling at this time but if I did, I still wouldn't budge below $160. But I don't really haveto sell. The prices being posted on this board probably make up a very small portion of the overall resale market and does not reflect overall market trends. I doubt brokers will try to persuade owners to make their listings cheaper, considering the dent on their commission as well as BLT's direct price of $275pp.

I agree. The last two years were certainly an anomaly and prices can very well reach early 2020 levels. We just happen to be in that awkward stage where sellers are still a bit blinded by the high pandemic prices and buyers think the market has tanked. The answer lies probably somewhere in the middle, for now at least.

I evaluated the last few months of prices on this thread as well as early 2020 prices. I was targeting 2020 prices when thinking of offers.
 
I wonder how far Disney will let the prices slip before they step in and start buying to bring them back up.

Isn't that the million dollar question? We all know that much of the value of DVC is artificially propped up by DVC and ROFR. Without it, would DVC become like any other timeshare? I hope not!

I was specifically referring to the 1BRs at the 2042 resorts, where the layout is not very efficient, especially around the bathroom area where there are like 5000 doors to find the toilet. They also only sleep 4 but that might change with the new refurbs like they did at SSR with the addition of the pull-down murphy below the TV. Generally speaking, most seasoned DVCers do not find the most value in 1BR points chart. The most sought out rooms are studios or 2BRs, especially in the 2042 resorts. But like you, I have a family of 4 so the 1BRs are perfect IMO. I suppose I would probably prefer 2BRs when my kids grow up. But they might not even like Disney by then! If our vacations become just my wife and I, I think we would still prefer the 1BRs for the space, kitchen and laundry.
