I knew I wasn't way off the mark but it clearly got a reaction haha!
The second offer I ever made was $30+ under the asking price. The broker responded by politely DVC-splaining me about how things work and including average resale prices from December. I was like okay, but I've seen some current contracts going through at the price I am willing to pay. My way of saying that it is overpriced. Then, I moved on.
 
I saw a 160 point AUL go on the market yesterday at $125pp and figured it had to be subsidized at that price… Nope, unsubsidized. Hmm… 25% over the going rate is one way to go about it….

Perhaps one spouse made a commitment to put it on the market, but really doesn’t want to sell it….
 
I've been offering significantly under all the SSR contracts that have been of interest to me - the prices are clearly dropping but a lot of sellers are still holding on. No worries to me - but eventually I will find one that makes sense.

Plenty of sellers holding strong at $130-140 a point while everything I see going to ROFR is $95-105
Yeah I have had some come down to a reasonable place. One came back with $125 when I offered $90, no point even trying a counter at that point. I also mentioned to one agent that I would be happy to bid on a BLT but the problem is the prices are way too high so trying to offer at today's pricing won't work.

I saw this too and thought “um okay”, especially because I considered AUL and thought $90pp would be reasonable.
 
Probably a host of reasons why prices are higher for some contracts. I wonder if it is a lag effect...the market is trending down and the ones showing as high are still holding on to yesterday's prices...hopefully as new contracts are added, they reflect the current price trends, which in turn will cause existing sellers to reconsider some offers come that come through the door at lower than expected prices.
 
Its funny that everyone is talking about it being tough waiting on ROFR, apparently you are all much more patient than me. I am waiting on responses for two counter offers that I sent to counter offers from the sellers and I am dying waiting, lol. One is a 300pt that my wife wants(I like it too, but think its too many points and we would need to borrow for it), and a 150pt one that I like because we can pay for it without any concern about where we get the money. Anyone have a solution for convincing my wife that SSR will be fine and 150 points is enough when we already have 465 at 3 resorts?
I think you're asking in the wrong thread, most of us have a severe case of addon-itis and would side with your wife! haha

lol, yeah I know. My wife desperately wants the addonitis shirt from the board sponsor. Bright side is seller still won't budge. I partly understand why, 300 pts with 300pts banked, for OKWE at $109 is a good price, but he wants pretty much full price(hasn't given a counter, just says no and that he wants around asking). I went $90, then $96 with no counter, so I am out. We love OKW but if the price is the same or higher for OKW compared to SSR, I figure go for SSR especially when 300 points is more than I really want.

Not taking $96 was silly IMO. That's $3900 off the asking price. In this market, trying to find a buyer to fork over almost $30K on Old Key West is a tall task. Guess we will see if I am right... but my guess is that contract sits for a while unless the Seller gets real.

Certain contracts with Aulani and Vero Beach were created with subsidized dues. Subsidized dues essentially means they pay less maintenance fees compared to unsubsidized contracts.

When Aulani was first selling, the executives drastically underestimated the amount of dues needed to maintain the resort. They actually stopped selling the resort briefly and fired 3 high ranking DVC executives as a result. Contracts sold prior to that pause have what we call subsidized dues. Right now a subsidized contract at Aulani pays 6.87 per point for dues. An unsubsidized contract pays 9.14. These reduced dues transfers to the person the contracts are resold to.

2.27 difference per point ends up saving 454 dollars per year in maintenance fees on a 200 pooint contract and is a great deal if you plan to keep it over the life of the contract.

And to add to this... for Vero Beach the subsidy was provided because the resort was promised to be a lot larger than what it is today. Owners would have shared fixed costs with other owners, so as a result the subsidy was provided.
 
We passed ROFR this morning! 🎉 This is our first DVC contract and I am over the moon!! We only had to wait 15 days as well! 🥳

The Board's sponsor probably hates that this thread exists. It really reveals the huge gap between buyers and sellers right now.

I didn't get that they wouldn't even counter. Its already been sitting for 3 weeks.
