I think my next contract I will require Mason to be the title company. They appear to have a much quicker turn around.
We passed Rofr 9 days ago and are still waiting for our closing docs from magic vacation title. I get that they’re a little backed up but this feels extra long.

I’ve never had to wait more than 48 hours after clearing ROFR to get the doc packet from Mason and it’s usually the next day (the one exception being a contract that cleared on Friday, and docs received Monday afternoon).

We passed rofr 12 days ago with board sponsor but since new to this wasn’t expecting closing documents yet since their email said to expect 14 to 20 business days. Seeing others post above it sounds like they received in few days which makes me upset with timing here as well.
 
Update: It took more time to get the contracts signed, but they're all in for ROFR now:

WOW is buying resale a test of my patience (working with Fidelity, Mason for closing.)

This contract had been listed for over 6mo with Fidelity, and while I don't know what they originally listed it for, it was down to $110 when we offered $95 on 2/22. Our offer was countered with $98, and we accepted. Except the next day (2/23) the agent emailed saying that the other seller didn't agree, and they re-countered with $101. Being a loaded contract AND the UY that works best for us, we really did want this contract, but I also wanted to stay under $100/pt based on the trends from this thread. The seller spilt the difference with us at $99.50 (I didn't want to lose this one over $150.) It took a week from filling out all of the forms to having this sent to ROFR, which was really frustrating after seeing so many posts in the Closing Time thread about contracts, deposits, and being sent to ROFR happened either all in the same day or within 24hrs.

We are planning on renting out most of the '22 points, which should put our initial costs in to the 80s per point. We mostly didn't look at what people were asking, and just looked at the points and the UY and then offered just a little under what we were willing to pay. It took us 5 offers to get what we wanted. They can't say yes if you don't ask.

And now we hope that this goes as quickly as possible because we are going to be running up to the 7mo window for a trip we want to book, and availability is already not great.

Same. Though we've used them before and thought they did an ok job. They aren't as fast as Mason, but then neither are most of the other title companies. I remember someone on here mentioning that they had been told that Magic Vacation Title had received around 300 ROFR decisions back in a single day. Ours was probably one of those as we heard back from them the next morning. I'm sure they are swamped right now, though I'm hoping to get our contract this week. I've got the money locked and loaded and ready to send :) .

I'd also caution to expect a longer than usual time for MS to load any new contracts and points. They are going to be swamped as well.

Even Mason is running a few days right now, I think. Everyone is Swamped. I laugh every time someone says "nothing is selling" - ummm, seriously, a Lot of us are happily buying contracts ;)
 
It’s also important to remember the DVC market is always changing. A good deal one day, may seem expensive the next and an OK deal may seem cheap years later.
Agreed. And I kick myself for not buying before each of the different "restrictions" or "minimum requirements" came into play year after year. I don't know any more are coming, or that owning as of today xx/date, will help whether you are Resale or even Direct, but at this point I wanted to nail down my memberships where I can, "in case" another restriction comes down where I have a chance to be grandfathered in.

Does anyone have a general idea of the timeline for getting the points at the end of the purchase? We have signed everything as buyer after the ROFR passed. The seller signed / notarized and got their forms back last week. Funds were wired to Mason on Friday 3/3. This is our first resale so we are wondering what the final timeline looks like. Mason has this one.

Does anyone have the link to the recorders office where the deed would be updated? We are excited!

Yes, last year at the time, we closed on 3/15 and had our closing docs on 3/16. just really anxious that we won't get the extra points we need at the 7 month mark to get the upgraded rooms we were hoping for in november!!

When we bought a contract for the board sponsor last year, the title company (Magic Vacation) was the only thing I didn't like about them. It took about 9 days, but could've taken longer had I not e-mailed. I found out through the ROFR thread that the closing agent assigned to us no longer worked there so reached out to them to find out who our new agent was and they hadn't yet assigned us one. I know their e-mails say that it can take up to 20 business days to get receive the closing docs, which to me sounds a little ridiculous!

A little higher that I was aiming for, but we couldn't pass a fully loaded contract with a small amount of points and the right UY. We're going to try to rent the 2022 points to bring down the cost. Do you think we're better off with renting points or a confirmed reservation?

We passed ROFR on 2/24, when I reached out to check in with the www.dvcresalemarket.com concierge late last week, I had heard that they received 230+ waivers in that one week. Unfortunately they said that the 14-21 day expected wait time for for closing docs was what we should honestly expect due to the backup. It’s a bummer.
I’m happy that we passed ROFR in 10 days, but it is seeming more and more like the amount of time to getting our account and having points loaded may still average out.

Though as I mentioned above, I'd expect things to go a little slower right now due to the high volume of contracts that have recently gone through ROFR.

The title company for one of my contracts is First American. My contract passed ROFR 2/21, and I am still waiting for closing docs. It is what it is.

Good to know. I am waiting on Mason. Mine passed 3/2 on a Thursday but Cammy was out Friday. So hoping sometime today or tomorrow.
