DVC Resale Broker Response Time

For those of you out there putting in bids on DVC contracts, I am curious to hear your individual experiences with any of the resale companies. More specifically their response times to your bids. Are they responding immediately...within the day...longer?

I have purchased one direct and 3 resale contracts. Those resale contracts were all "Red Hot Deals" through https://www.dvcresalemarket.com/. Those were priced to move and no bidding was involved. I look forward to your experiences.

I have recently closed on 2 resale contracts and have 1 in RORF across two different companies - both brokers have been super responsive (even quickly communicating over the weekends).
 
We got quick responses from dvcresalemarket.com with bids, but didn't come to any agreements then. When we bought our resale contract through dvcsales.com, they have an automated bid system that goes back and forth between the buyer and seller. It was nice that there was no room for interpretation or the broker getting your bid wrong. We did do some back an forth until we got within a couple of dollars. Then the broker will send a contract to sign before ROFR.

We've bought 3 resale contracts, all from different brokers and put in a good number more offers. I had responses within a few hours on every offer we made.
 


DVC resale market brokers tend to respond really quickly. However I find the best deals are usually elsewhere (ie Fidelity) but sometimes I don’t even get a response from a broker there.

I've had quick responses from fidelity but it always seems like I'm annoying them. That's the impression we've gotten.
 
www.DVCResaleExperts.com - I heard back within an hour on my initial bid (on the weekend) that the sellers had just accepted another offer. He informed me about another listing which was to hit the market the next morning and followed up with me promptly when it did. I put in an offer for that one and he responded back with an accepted offer within the hour.

So much of it depends on the sellers being motivated and responsive, too of course.

I used Fidelity on my contract purchase. I had an initial response to my offer within 2 hours. I think it certainly does come down to the sellers. I would imagine most brokers know what the sellers would like to sell for. Those will have a quicker response. The sellers who probably throw their contact up there just to see what they get for it would be the longer response times.
 
Our first resale contract was with https://www.****************.com/. I called to make our offer, had a good chat with the sales rep xxxxxxand she called me back quickly to confirm our offer was accepted. Offer to acceptance was an hour, maybe two. From there we were handed off xxxxx at their company and it was quick responses from him too. We had https://www.masontitle.com/ on that one and Cammy had just left, I believe, so we worked with Marcelo who was very good.

Second resale (still ongoing) is with https://www.dvcresalemarket.com/ and I submitted that offer online. Andy reached out quickly to acknowledge the offer was received. Then he called back in an hour or two that it was accepted. Very good response times from Andy. I have reached my quota on complaints here regarding https://magicvacationtitle.com/ so I'll stop there aside from saying I would not recommend them.

I think both brokerages were very good and I wouldn't hesitate to use them or the sales reps we had. The former's title company was smooth sailing. The latter title co was/is disappointing.

I was getting that same vibe from them. I don't care, but they definitely do not seem too eager to get things done. At least initially. Update to that is I threw in a pretty low bid on HHI and they got back to me within about an hour. So maybe hit or miss. Probably a lot to do with the sellers.

Ha! It wasn't, but funny. 🤣 A couple who wanted to unload their contracts quickly, based on comptroller data (they also closed sale of another contract the same day we closed!)
 
We recently got a contract from https://****************.com/ and they were pretty responsive.

I put in a low offer on a contract with https://www.fidelityrealestate.com/?swcfpc=1 and I got a response the first day and she said she submitted the offer. But then I heard nothing for several days. Contacted for an update a couple times but didn't hear back until after contract sold to someone else.

Last year we got a VGC though https://dvcsales.com/ and they were VERY quick and responsive.
