RESALE POLICY CHANGE!

Yes, I believe they are still members of the "club" as that is the registered name of the timeshare. I wouldn't be terribly surprised if they decide to give some sort of name rather than just the references of "Direct", "Resale prior to March 2011" and "Resale between March 2011 and 4/4/16". It would just be easier to reference although I'm sure it will very likely cause a degree of ill-will with many who bought before the names as it would solidify the differences. Going forward it would just be the norm for any new buyers.

I agree completely, they should rename the "perks", or quantify the kind of member who who gets them. Simply calling them Member Benefits, would make one think anyone who is a member should get them.

I think they are going to rename the member, not the perk-- as in not a member if you buy resale after 4/4. Not saying it is right, but it is what it is.
 
What would they call it? DVC occupant? DVC other? DVC dismember? Or maybe a pledge? No That one would indicate an ability to advance your standing.....so no..... a DVC affiliate. That's it.

I think you're right. And really, in essence, that is my point in this entire discussion. Disney really handled this wrong. They didn't think it out as well as they could have. They communicated it poorly. I will give them credit for making it right for people who's contracts were in flight, that was a good thing they did. However in the long run, this is going to be confusing for some people in certain situations. They need to rip the band aid off, and separate and define the classes of membership. That's really what they are doing, declaring two (or arguably) three membership classes.

Personally, I don't like this. However I will admit, aside from any possible resale impact (which could be nothing), it has absolutely no direct impact on me. But as a "member" of this "club" I have a right to not be so excited about what they are doing. But as others have stated, they clearly can do it.

I wonder how some would feel if (when) Disney decides to pull benefits and perks away from the direct buyers who bought a while ago. If people feel this is a wise business decision, eventually it may be wise for Disney to just offer benefits to only those who bought direct in the past three years. I wonder how well that would go over.
 
Resale prices are pretty much based on what is happening with direct prices and the economy in general.
The one driver I see that tends to track them reasonably well is the rental-from-a-member rate. If you do the math, resale prices when viewed as an alternative to renting from an owner tend to stick very closely to about a 5-7% ROI. Almost every time I look it is close to that.

I personally like the idea that the thing ends at some point, so I don't have to worry about my kids being saddled with something they don't want.
No one is forced to inherit any particular "asset" from an estate---even a perpetual timeshare deed. The heirs can refuse the inheritance, then the estate dispenses with it some other way (which may include foreclosure, but at that point you don't really need your credit rating any more.)

Club Wyndham Access (several blocks of resort ownership interests pooled together with home resort booking windows at all resorts in the pool)
CWA pooled ARP rights do transfer on resale.

Right-- that would be a mess-- If they were planning that, I think they would need to initiate the DVCII-- to make a line in the sand....But they are running out of locations-- It would have to start with VWL II, and then have additions to all the resorts one at a time,-- bungalows on crescent lake-- and funnel it all into DVCII. that is the only thing that could separate the current owners, of any ilk, from the new owners. IMO of course.
 
2 years ago, we went Vero for a week. We checked in,received a text with the room number. We unloaded the car pulled the luggage carts to the unit only to find that the Housekeeping had just started cleaning and it would take 1-1/2 hour. It was 3:50 and check in was at 4 pm. So the room would not be ready 5:20 pm.

When we checked in my wife forgot our member card in our Disney Cruise Lanyard at home. We were told quite clearly we could not receive a discount because we did not have the card. The room card even said DVC member on it,however, we were not members in the eyes the front desk. Disney can make mistakes and we are expected to live with it,however, we are not allowed.

As it turned out, we met the Manager at HH from VB. A few people from VB cover HH vice versa for the holiday party so everyone one from the resort staff can enjoy the holiday party. The VB manager made the mistake of asking if we had ever been. My wife started laughing and walked away. I told them about our experience at VB and how we were treated by the staff regarding the member card. I also had the pleasure of telling him that while we stayed at their resort for the entire week, we did not spend a dime at their resort. We did not buy a t shirt or any gift at the gift shop. We cancelled our dining reservations and found other places off property. We cancelled the cooking demonstration we were going to attend. We made mix drinks and such put them in our Dixie Landings mugs and took,them to the beach or pool. I asked the manager from VB......What did Disney gain from treating me as a non member? He answered correctly.......Nothing!

I believe this is exactly what is going to happen from people who buy a resale. Disney is going to keep telling them they are members and expect customer loyalty. It will not happen. Maybe, they stay on points and go to Universal,Sea World or Busch Gardens. So much for customer loyalty! It will go both ways. I have spoken to the President's Office at DVC and I have stated at how people are disappointed in the discounts members receive. The agent clearly stated that DVC is a separate entity from Disney and they negotiate on our behalf for the discounts. I guess that was a lie. Telling owners of DVC property they are not a member and not entitled does not breed customer loyalty.......
 
DH and I bought our first contract in 2011 direct through Disney and last year added on with another 100 points at BLT through resale market so we now have 200 total. We knew with the resale we couldn't take advantage of concierge, cruise etc with the resale contract which is fine with us as we didn't think spending points on concierge, cruise etc. is a good use for us. I would also say I agree with some others that the change in offering no discounts Etc. would still not keep us from buying resale since there is such HUGE savings in buying resale ( we saved almost $6000.00 with our second contract ). All in all I personally don't think the resale market will suffer in light of these new changes to DVC benefits.

Direct and Grandfathered members will now be greeted with, "Welcome Home!"

If you don't go to the Disney parks, etc. you are punishing a division that had absolutely nothing to do with this decision. And probably punishing yourself more than DVC will ever care. The only way to get back at, if that is what you are wanting to do is never buy directly from DVC. They get no money from you otherwise.

It does not say 5:20 pm. DVC texting the room number tells the member it is ready to be occupied. This came at 3:50 pm.

Yes.....I did speak to a Manager at VB. In fact, I spoke to a manager at Member Services (while I was waiting for our room to be cleaned) who told me they could have printed a temporary card in Orlando not at the Non-Orlando resorts.

You are describing a silo effect in management that Disney Management state they do not practice. Disney does not break themselves into divisions or such. It is one Disney Experience.

Disney is making plenty of money of DVC Members whether purchased direct or resale. People are coming to stay on property at least every 3 years if not more. They should be happy with a captured audience,now, DVC is giving them a reason to go elsewhere. If Disney is not loyal why should the DVC NonMembers?

DVC makes money by sales. Disney Food and Beverage makes money on selling things to eat. They are all owned and operated by the Disney company but each divisions works as a small company with a budget and profit goals.

Just like the MK parties for the anniversary, DVD had to rent the MK and pay Disney parks for that.
It might be one Disney experience to the guest but in the board rooms and on paper, they are all separate with separate budgets and different goals.
