It's interesting to augment the board sponsor's instant sale quotes with their resale/direct comparison.

Here, I have gotten quotes for 150 Points with August UY - not stripped or loaded.

Thank you for putting this chart together. I actually searched to see if I could find a chart like this last week and didn't see anything. Thanks for doing the work and getting the quotes!

It's also interesting to note that there are a few offers sent (or even passed) ROFR on page 1 that are lower than the instant sale price! I guess that shows how fast some prices dropped the past week or 2.

Just keep in mind with the "instant sale" option offered by the board sponsor (DVCRM) the seller has to pay closing costs. In addition to that, they have to pay the commission as well. DVCRM also has one of the highest commission rates (albeit not that much more). It's very possible to score a contract below their instant sale price where the seller is coming out much better than selling to DVCRM.

Do you know what the approximate commission rate is?
 
It depends on the company you use. Some have a department that takes over after the broker gets the 2 parties to agree on terms. The person who drafts the contract then gets both parties to sign and submits. Title company comes in after ROFR, and determines clear title and then moves you on to close.
Thanks for the information! I figured this was the case. The contract coordinator we were assigned to is terrible about communicating, responding, and giving updates. I was finally able to get ahold of her and she told me that all parties had signed the paperwork and I’d be notified when they send the package to rofr, so now I’m wondering what the hold up is with her, or if maybe it was already sent, again without any communication.

They never have the same level of urgency as you, but be patient. They will let you know when it's sent, and then you'll hear crickets for a while until Disney responds.
 
What vested interest do you think a group of people who are endeavouring to be supportive and helpful through the DVC purchasing process would have in fabricating a contract? If you look at the big picture, it seems pretty clear that nobody would benefit from tossing a grenade into the mix.

I like facts and verifiable information but understand that is not necessary here (that is a fact). Please excuse me and carry on! Happy for everyone getting deals.
 
What is an instant sale or broker est? Are those actual contract prices being offered for sale?
My understanding is that with “instant sale” the seller can just sell the contract immediately to the broker and not have to deal with offers and buyers and all that. But they are on the hook for more of the fees as mentioned up-thread.
 
Quick clarification all..when people ask about a broker or busines, the board requires you to simply the link.

There is no need to mention it’s filtered or any other comments… just post the link and let the filter do it’s job.

I know I sound picky but I have been deleting posts because the rules continue to be stretched.

Could you just clarify something for me...I don't really understand how someone asking for the broker and someone else saying "no," or "it's a blocked broker" is against a board rule? There is no intent to direct another user to a forgotten website. I appreciate all that you contribute to the board, you're fantastic honestly. I just never understood the logic behind that.
