GF resale price

Put an offer for a 25 point contact at VGF, has 25 points for 2023 and 2024. Is 183.00 pp a good price? I feel like it’s a bit high but it’s a small contract. Just wanted to see what others thought! Thanks for any advice!
 
I don’t have VGF contact yet. I thought it was a bit high as well. They are asking 190 pp. I might have to move on. Thanks for the input!
 
If you are only looking for studios at VGF, I don't think there will be any problem getting the ones at VGF 2.0 at the 7 month mark with any points.

Is there any practical difference in buying direct now and getting VGF "2" versus a resale of VGF? I've seen the VGF 2 label and didn't know if there's an actual difference in usage or that's just reference to it being in the second release wave of points there.
 
Best Price also depends on whether the contract has a lot of unused points - if it just has "current" year points coming that's not a great price. But at 25 points the difference between say $165/$183 per point is under $500. Not much spread over 40 years lol.

As mentioned above, if you already have a DVC membership and can just add 25 points Direct, it might be smart to do that.

If you have No DVC yet at all - keep in mind you'll have Closing costs (escrow fees) and if you think you'll want 25 more points right away, you are spending a Lot of extra money on two transactions - where it would make more sense to get the 50 or 100 point contract to start?

I like small point contracts. I like GF.

I would (politely) invite you to question whether 25 points makes sense to acquire at a resort where 1 night in a studio once a year in September goes for 17 points with a standard view.

Not saying not to do it, I’m just saying, you might want to consider a resort where you can stretch your points a little further.

On the other hand, if you have EXISTING DVC points, and just none at VGF, just buy direct. You can get the 25 points direct. And possibly with 2022 points too!

VGF 1 or VGF 2 are just phrases we use here. In reality, it is all one DVC program at Grand Floridian. Sometimes people refer to VGF 2 to reference the "resort" rooms (2 beds, converted building) vs the VGF "deluxe" rooms with a bed and pull down bed (both have a 5th bed that folds down). The difference talked about more is if you are buying Direct (from Disney DVD) or Resale - since resale is cheaper, but loses some "membership extras."

Gotcha. That makes sense. Thank you for the explanation.

We want VGF and will probably go direct there for the perks after hopefully closing on our resale at BCV.
 
If you want to stay at VGF you can just buy any contract, loads of availability at 7 months

So I own at Poly and BCV (both resales), you are saying I can add 25 points direct through Disney?? I thought the minimum was more than that to buy direct? Or is that if you don’t have a contract yet?
 
Your not going to get any perks with just a 25 point direct purchase. You will need a total of 150 points direct to get any perks.

It actually did matter when VGF2 went up for sale, because they didn't include the previous year points, because they didn't exist. The points would have existed for VGF1, and that is the way RIV was sold at the time. DVC had some VGF1 from ROFR and foreclosure, so it was possible to sell it at the time, but they didn't.

I believe direct is still only deeding VGF2. But yes, same association. At this point, there is no difference.

Owners can add on for less but you still need to reach 150 to be eligible for membership extras.

New owners have to start with 150 but you can go as low as 25 cash for most resorts..50 points for RIV…or 50 points for financing.

If you want to get to the perks, the. You can keep adding on until you reach that number..if it goes up before you reach it, then you need to keep adding on.

RIV did not include previous years points. It opened in 2019 and the first set was 2019 for all…IIRC, Feb UY started with 2020.

Where one is deeded is irrelevant though. You own VGF regardless of what they are selling so it’s never been different from the start.

At the time VGF2 went for sale, RIV had an extra year of points for some UYs compared to VGF2. This was several years after RIV opened, so the points existed for RIV and not VGF2.

Can I buy 25 directly at GF? I just love that resort and figure I can bank and borrow to build up the points for a long weekend every few years.
