Are Resale Points becoming useless?

Talking with the Timeshare resale store yesterday, I was shocked to hear that resale points cannot be used at Riviera resort or any new resort that Disney develops. This evidently was announced some time ago and I missed it being buried under the covers while waiting out the pandemic. What is your reaction?
 
Correct, I would expect all future resorts to be blocked from resale point usage.

If you can live with the variety of the first 14 resorts, it shouldn't be an issue. However, bear in mind that 6 of those resorts will drop off about 20 years from now. Contracts at OKW, VB, HHI, BWV, BCV and Boulder Ridge expire in January 2042. Even if some/all of them continue operating as part of DVC, the association agreements will almost certainly be rewritten to include that resale exclusion. By mid 2042, you'll likely be down to 8 resorts for resale points.

Offer extensions to people for a price?

Stay the same and sell another set of 50 year contracts?

Knock them down (as they will be 50 years old), and start a new one?

I have no desire to stay at the Riviera, and if I want to stay at any future resorts (Reflections?) I'll buy a contract from Disney at that resort or use my CCV points I bought from Disney. I'm currently looking for a resale contract to add to my BWV points so no resale contracts aren't useless, I would still buy it if I could only use it at BWV.
 
Poly resale points are still super valuable to rent out Poly reservations (and the same with other resorts). So the rental markets will keep those prices in check.

I think they'll definitely resell BCV and BWV, and they won't be cheap.

This seemed like a bigger deal back when Disney was actually planning new resorts at WDW.

(The new VGF building will likely be accessible to resale.)

So definitely old news.

The question is: now that the blue card offers less benefit with no real AP discount and no Moonlight Magic or other perks in sight, why pay extra for direct? 10% off lunch?

I'm doubtful that we will see more extension offers. DVC doesn't seem interested in low cost, low time deals. OKW has to stick around until 2057 due to those extensions.

It's a lot of points for DVC to reclaim all at once. I cannot imagine them abandoning BCV, BWV or Boulder Ridge. They could start significant refurb projects on one or more of those resorts prior to re-selling. As for Vero and HHI...I have absolutely no idea. Vero is a lovely resort but it, in particular, seems to suffer from general disinterest.
 
Add in that "extension" as people think of them is a horror show for Disney. OKW is the case study and hopefully they're bright enough to see that. If they offer short term contracts ("extensions") they will be new contracts and deeds, on a new condo association. They have to let the land leases expire 1/31/2042 or Bad Things Happen Legally, and they're already trying to pregame their OKW cleanup after making Bad Choices previously.

Veo and HHI are going to be sold off, in all likelihood, at expiry.

Disney isn't knocking down the Contemporary or Polynesian and they are 50 years old. I definitely see some getting completely resold with new 50 year contracts....BCV, BWV, and BRV. Not sure about Old Key West....that is a lot of inventory. I see them selling off the properties in Vero and HHI
 
I don’t know when this started but any new direct OKW purchases are all extended to 2057 so that means if those owners sell in several years there will be plenty of those contracts out there.

I think either full refurbished or rebuilt, then resold. But remember, many OKW contracts run to 2057, so I'd expect a full refurbishment there in 2042, and then maybe a rebuild with elevators in 2057.

It is a favorite pastime of all Disney hobbyists, especially DVCers, to predict the end of Western Civilization through the lens of their Disney relationship or DVC ownership. No one knows what will happen in the future about this matter or any matter. We own direct points and resale points. Sometimes I wish we had all resale points because we would own 50% more than our current direct points. It will be a long time before the next DVC resort is built, I know this because Disney went to great expense to bury (literally) the Reflections resort that was under construction pre pandemic near Wilderness Lodge/Fort Wilderness. If you were to buy resale points it may be that at some point 20 years from now you felt your options were limited or maybe you won't. Could your 20-year-ago self predicted you would be where you are today? I certainly couldn't. Please be confident that if you buy resale points you will enjoy them for many many years and you don't have to worry about FOMO.

There is still about a $400/yr savings available to non Florida resident DVC blue card members on APs.....

If you were to buy resale points it may be that at some point 20 years from now you felt your options were limited or maybe you won't. Could your 20-year-ago self predicted you would be where you are today? I certainly couldn't. Please be confident that if you buy resale points you will enjoy them for many many years and you don't have to worry about FOMO.

Haven't heard anything about them canceling the Disneyland Tower. I know it hasn't been officially announced, but from everything I've heard is that it's very likely to be built....

The Disneyland Tower was officially announced last year and has been under construction for over 6 months. All underground work is complete, and they were pouring foundations this past week.
