One thing that I've learned from these ROFR threads is that Disney doesn't process the ROFR requests in the order that they're sent in. It is annoying when you're still waiting for their decision and other people post their pass/taken even though theirs were submitted after yours. Middle of last year, I had to wait 40 days for mine while many others heard in much less time.
That’s incredibly frustrating. It seems like there’s really no rhyme or reason to the whole process?
 
One of my agents called me on Friday and broke down the “manure show” that is DVC member administration right now.

My takeaway:

People are working as hard as they can, but everyone is still remote (never went back to the office) and multiple departments have to sign off on the ROFR and transfer process. Once one group is done it goes into a que and then someone on that new group works on it and then it goes into a different que. One or two people being out because they are sick (or their kids are sick) or on a holiday can really back things up.

For example:

1) Cross checking what is on paperwork vs actual title (number of points, correct UY, correct full contract number, spelling of current owner name). This may require the pulling of the title, which is different for FL, HI, CA, etc.
2) Is there a reservation already in file? If yes, contact the current owner and wait to connect for how they want to proceed.
3) Is there a loan on file? Is the current member behind on dues? If monthly, how much dues are owed?
4) Setting up new member ID
5) Transferring points

It’s probably better for our mental health to expect the longer end of the approval and transfer ranges. Looking at when someone else’s contract got ROFR’d or transferred a month ago (or even a week ago) doesn’t mean that your contract will go through the same path. It may be faster or longer.

Bottom Line: They are still behind from when they unfroze everything in late December and got every contract from every single broker on the same day.

That’s good to know! I didn’t know all those steps were involved and it actually settles my nerves a bit. I pictured one guy at a desk with a big PASS stamp and a big NOPE stamp and was just going over them one by one. Your way makes much more sense. I’m not going til November anyway, and want to stay at a non-home resort, so I’ve got time! Thanks for the info!
 
It would be really interesting to see how they make their decisions on what passes and what doesn’t. It really seems so random from this end. I know that price is probably a big consideration…. But even that doesn’t always seem to make sense.

Exactly! I’m sure there is a ridiculous process in place with many factors at play (waitlist for direct, price, existing inventory of points, etc). But sometimes their decisions make no sense.

I am looking at resales and BLT is one I am considering

I keep trying to figure out if the new direct price of BLT means if it is more or less likely to be ROFR

I have an offer into rofr now for blt. Pretty low price per point, so we shall see! (In hopefully a week or so!)

It was said once on an episode of DVCFan that the decision maker is in fact one lady so you may not be far off.

i agree, but the if you are buying a resale contract then you have to go through ROFR & Transfer and they both can be nerve racking experiences. IMO, until they work through the backlog it is better to have the expectation that it is going to take longer and then be pleasantly surprised if it goes more quickly as opposed to the other way around.

Has anyone ever gotten an answer regarding ROFR on a Sunday, either pass or taken?
 
So we were done..... but almost all of next years points are already borrowed. We have 465 between 3 contracts and used about 1200 this past year. So that and with disney not buying back and prices being down we are looking again, ugh. More BLT, OKWE or buy SSR for SAP?

Tough one. I go from SSR to buying any property that looks cheap. Once I focus on one, I find deals on the others. So I say stay open to any and all.

There’s long been a theory/speculation that they also look at the unit number on the deed.
If, for example, they ROFR a contract that is deeded as 2/16s of unit 11 which equals 100 points & then they ROFR another contract that is 4/16s of unit 11 which equals 200 points DVC can repackage those points as two new direct contracts of 3/16s of unit 11 each equaling 150 points. To do that they have to be in the same unit - they can’t combine 100 points from unit 11 w/ 50 points from unit 12 to sell someone 150 points.
DVC used to have to keep the same use year too, making repackaging even harder, but they changed the rules to allow themselves to change the use year on the contracts they ROFR & resell as direct several years ago.

Yes. I haven't personally experienced it, but within the last quarter or two, there have been people on these ROFR threads who confirmed that Disney provided ROFR pass/taken info on a Sunday. But I don't think it happens every Sunday, and I have no idea why they might be working one Sunday but not another Sunday.

Using 1200 points in a year must mean you book larger room units. I'd consider having enough points at each single resort you own to be able to book at the 11-month mark without requiring split stays. The more simplified your points are, the easier your membership is to use overall. The flip side to that is more home resorts means more options at the 11-month mark. Good luck deciding!

We have a family of 6(7 if my mom comes). Most trips are in a 2bdrm(or 3bdrm treehouse). We have OKW and AUL for SAP and then BLT for 11 month. We only own 465. Had some banked, borrowed lots and also used 4 years of points from the BLT contract we just bought last year that was fully loaded. We don't tend to have split stays. Did it 2 trips but we also have 10 night trips mostly so we did 5 and 5. Only did those because BCV was available for 5 nights.
