The data shows that we have in fact been in an expansion since 2020. It's misleading though as GDP is a measure of output. We closed everything down in 2019, causing a tidal wave of supplier challenges. Things have started to return to normal from the supply side, which is why we have expanded.

Historically, expansions were due to increasing demand generating a need to increase supply. I would argue our current expansion is more largely due to us shutting down than the overall economy.

A good case in point is the stock market returns for 2022. You don't typically see a large decline in market value during an expansion.

Wish I'd bought your contract instead of the 50pt one I bought last month. Could have saved me $550. 🤣

That was the plan, since i paid $99, and had it listed at $115 and $109, the plan was to take offers of $100 or more. Technically I'm not even really sure what the price was per point, but according to the math it was $89. lol ($5k total)
 
I've obviously never been on the seller side of things. What types of fees does the seller have to pay exactly?

As the buyer on our 50pt contract, our closing costs were about $550. We obviously didn't owe any annual dues since the contract doesn't have points until 2025 (I think it was literally identical to what you sold.)

Brokers Commission.
Truthfully, im not sure how to list it in Rofr, so maybe i should jut delete the seller one.

I think they're actually paying more than $89, but I'm not sure how to tell... $89 is what im actually getting, not what the buyer paid. (maybe its just $100pp minus the commission?)

I made the mistake of letting the board sponsor route me to Magic Vacation Title for closing. It's been five days since passing ROFR and no docs yet. Today when I asked to make sure I hadn't missed the docs they said it would take 14 business days to receive my closing docs. I imagine they meant "up to" but come on, why don't they prep the docs in advance for timely turn around like everyone else? Won't make that mistake next time and I recommend everyone remember they get to pick their settlement agent.

Who has two thumbs and is impatient? This guy.
Today I was promised by https://magicvacationtitle.com/ to get the docs by the end of Monday, March 11th... we passed ROFR on February 29th. So it'll be 11 days from passing to just getting the docs.

How is that company in business? Other settlement companies could easily be closed and recorded in 11 days by the time we just receive our docs. I can only imagine the pace they'll have on setting a closing date and recording.

PSA reminder: You can pick your settlement company. It does *not* have to be the one the broker company prefers. (kickbacks are a heck of a drug)

Did they say why it was delayed 11 days. The last deal I did with them they had the closing docs to me within 24 hours.

No reasons were provided. I had to ask several times to get an ETA at all. I kept getting a canned copy & paste response that they'd have it to me within 3 weeks (14 business days, specifically - and who says that #? why not 14 days or 10 business days? 14 business days is odd).

I wondered if my processor was out on vacation this week given we got ROFR cleared on a Thurs evening, no docs the whole next week, and then promised them back on a Monday. Feels like someone is out this week. But surely they have others and I asked if our file could be reassigned, but no dice.

To his credit, Andy Berry was excellent and quick on his portion of the work. When I emailed him this morning asking what gives he was quick to ask at ***. Andy agreed it should not have been more than just a few days.

I shudder at the thought of how slow they're going to be for actually getting us closed even once we have paperwork.

In the end, this is my fault for going along with https://magicvacationtitle.com/. I had heard the warnings of a potential slow pace there and should have asked for a company with a better track record. Definitely will *not* repeat that mistake.

To clarify, DVC Resale Market and Magic Vacation Title are owned by the same company, World of DVC.

This is not a kickbacks situation
