Good to know. That's our home resort (or one of them). Thanks for the heads up. 3.0% wouldn't be horrible if it stay's there. Hopefully know 4% years.
 
The Annual Meeting on December 9, 2010 contains one interesting new resolution relating to foreclosure if a member doesn’t pay their annual dues:

"(c) Trustee Foreclosure Procedure Resolution. The Condominium Declaration for the Resort shall be amended to permit foreclosure of assessment liens by the trustee foreclosure pursuant to Section 721.855, Florida Statutes. The amendment shall contain the following statement: If an Owner fails to make timely payments of assessments for Common Expenses, reserves, Ad Valorem Real Estate Taxes, special assessments or any other costs included in assessments, an assessment lien against the Owners’ Ownership Interest may be foreclosed in accordance with a judicial foreclosure procedure or a trustee foreclosure procedure, either of which may result in the loss of the Owner’s Ownership Interest. If the Management Company initiates a trustee foreclosure procedure, the Owner shall have the option to object pursuant to Florida law, and in such event the Management Company may thereafter proceed only by filing a judicial foreclosure action".

We received both BLT and AKV today.

AKV breaks down as:

In glancing at them both I found it noteable that the housekeeping budget is higher at BLT than AKV with BLT having 281 vacation homes and AKV having 341. On a per point basis it's comparable but not on a unit basis. $11,820/$8,923 per unit.

Also - transportation is $7,136/unit at BLT to $5,630/unit at AKV.

Utilities are MUCH lower at BLT though in comparison to AKV. $2806/unit to $5,014/unit.

those #s are your 2010 dues, not the upcoming 2011 dues.
 
Does anyone know what the OKW dues will be for 2011. I will have my first year of full dues this year as last year it was pro-rated when I purchased my first and second contracts.

Typically they all come out within a week of each other. I'd expect them all to be out by the end of this week.

The higher transportation costs is probably because of the Monorail and the boats available at BLT / CR.

What "cost position" are the animals and related costs at AKV?
